Interest Rates: Still the Biggest Factor
Mortgage rates remain one of the biggest conversations in real estate. As of mid-June 2026, Freddie Mac reported the average 30-year fixed mortgage rate at 6.47%, with the 15-year fixed at 5.81%.
That does not mean every buyer gets that exact rate. Your actual rate depends on credit score, down payment, loan type, debt-to-income ratio, and lender choice.

Home Prices & Days on Market
Raleigh remains a strong market, but it has become more balanced. Recent Raleigh market data shows the median sale price around $425,000, with homes selling in roughly 40 days on average.
Buyers have more room to be selective than they did during the peak frenzy. Sellers can still do very well, but pricing, presentation, condition, and access all matter.

Get fully pre-approved. Know your real payment before you shop.
Separate must-haves from wants. Focus on location, layout, condition, and value.
